General Questions

We proudly operate luxury rental communities across Western Canada, with locations in Calgary, Edmonton, Regina, and Winnipeg. Each community offers modern suites, high-end amenities, and 24/7 Customer Care.

We offer a range of suite types, including 1-, 2-, and 3-bedroom floor plans, some with dens. Each suite features modern finishes, open-concept layouts and high-quality appliances.

There is an on-site team available at most locations to assist with leasing inquiries, maintenance requests, and resident support during office hours.

Rent typically includes water, heat, and access to on-site amenities. Electricity, cable, and internet are usually paid separately by residents.

Applications & Leasing

Applications can be completed online through our website or in person at the leasing office. A completed application, photo ID, and proof of income are required.

Yes. A security deposit is required to secure your suite.

Lease terms are typically 12 months. Shorter or longer lease options may be available upon request.

Most of our communities offer unfurnished suites, though short-term furnished rentals may be available at select locations.

Yes! Roommates can be added as long as they meet standard application and screening criteria. They will need to submit an application, provide identification, and be approved before moving in. Once approved, your lease agreement will be updated accordingly.

Yes. This can easily be done with our online payment portal.

Subletting is not permitted at Deveraux Apartment Communities. If you’re unable to continue your lease, please contact your Community Manager to discuss available options.

Yes. Residents are required to maintain active renters' insurance throughout their tenancy. This protects your personal belongings and provides liability coverage in case of accidental damage. Proof of insurance must be provided before your move-in date and kept up to date for the duration of your lease.

Moving In & Moving Out

Once your application is approved, you will sign your lease agreement and pay any required deposits and initial rent before your move-in date. Our team will provide details on booking an elevator (if applicable), where to park during your move, and how to access the building. On or shortly after move-in day, you will receive your keys/fobs and complete a move-in inspection report to note the condition of your suite. We recommend setting up utilities, internet, and renters’ insurance in advance, so everything is ready when you arrive!

When it’s time to move out, you will receive clear instructions from your community’s leasing team outlining the move-out process, including cleaning expectations, key return procedures, and final inspection steps. After you vacate, your suite will be assessed for cleanliness and any damages beyond normal wear and tear. Your security deposit will be returned in accordance with provincial guidelines, minus any applicable charges. We recommend reviewing the move-out checklist in advance to ensure a smooth departure.

If you need to leave your suite urgently, please contact your Community Manager as soon as possible. They can walk you through your lease obligations, discuss potential options, and help you understand any costs associated with breaking your lease early. 

Pets

Yes! Our communities are proudly pet-friendly. Cats and dogs are welcome, some restrictions apply.

Yes, there is a one-time pet fee, and a monthly pet rent also applies at some communities. Please contact the leasing office for details specific to your community.

Many communities feature pet washing stations, outdoor pet areas, and nearby walking trails.

Amenities

Yes! Residents can book amenity rooms for gatherings through the resident portal or by contacting the management office.

All our apartment communities, except the townhomes, have elevators. 

Resident Life

Yes. The portal allows residents to pay rent, submit maintenance requests, and receive community updates conveniently online.

Yes! We regularly host resident appreciation events, community socials, and seasonal activities.

It’s a free perk for residents that offers exclusive discounts and special offers with local and national partners, such as dining, fitness, pet services, home essentials, and more. Offers and partners may vary by city and can change over time.

Yes! Through our Refer-A-Friend program, residents receive a $500 referral credit when someone they refer moves into a Deveraux community. Plus, each successful referral automatically enters you into our semi-annual draw for a $2,000 WestJet travel voucher, our way of saying thank you for helping us grow the Deveraux community.

Maintenance & Services

Maintenance requests can be submitted through the resident portal or by contacting the leasing office. For emergencies, on-call maintenance is available 24/7.

Non-emergency requests are typically addressed within 48 hours. Urgent issues are prioritized immediately. 

Parking & Storage

Yes, we offer heated underground parking (at select properties) and surface parking options. Electric vehicle charging stations are available at select properties.

Yes, secure indoor bike storage is available for residents at many of our communities.

Some communities offer additional storage lockers for a monthly fee.
